1) What are the move-in costs?

The application fee is $75.00, the admin fee is $150.00, and the security deposit ranges from $300.00 up to one month’s rent.

2) Are utilities included in the rent?

Water, sewer, electricity, trash, and pest control are not included. Water, sewer, trash & pest control are paid with your rent; electricity is through Green Mountain.

3) How long is the lease term?

Lease terms between 6 and 14 months.

4) When are late fees charged?

Rent is due on the 1st and late on the 4th of the month. The late fee is 10% of the amount owed.

5) Is renters’ insurance required?

Yes, renters’ insurance is required.

6) What is the policy for breaking the lease early?

A 60-day notice to vacate is required. (See lease for specific early-termination charges.)

7) How is rent paid?

ACH, debit, or credit via the online resident portal, or through a Walk-In Payment System at participating retailers. Rent is not accepted at the office.

8) What is the pet policy?

Pets welcome (breed restrictions apply). Fees: $350 per pet ($500 for a second pet). Monthly pet rent: $30 per pet ($45 for two pets).

10) Is reserved parking available?

Yes — $30.00 per month.

11) Do you offer garages or carports?

Detached garages: $125/month. Carports: $25/month.

12) Are the apartments furnished?

No, apartments are not furnished.

13) What is the guest policy?

Guests may stay up to 30 days without being added to the lease.

14) How do I submit maintenance requests?

Submit via the resident portal; emergency maintenance is available 24/7 by calling the office number.

15) Is there 24/7 emergency maintenance?

Yes.

16) How is pest control handled?

Pest control is performed every Monday upon request (ask to be added to the register).

17) What is the neighborhood like?

Near Sharky’s, Loco Cantina, H-E-B Kingwood, and zoned near Deerwood Elementary, Riverwood Middle, and Kingwood High School.

18) How are packages received?

Yes — the community has a package locker system.

19) What is the lease renewal policy?

60-day notice to vacate is required. If you do not renew prior to expiration, your lease converts to month-to-month with a new rate.

20) Is subletting allowed?

No, subletting is not permitted.

21) Do apartments include washers and dryers?

Yes, all apartment homes include a washer and dryer.

22) What appliances are included?

Refrigerator, range/oven, dishwasher, microwave, garbage disposal, washer & dryer.

23) Is additional storage available?

No, storage rentals are not offered.

24) Internet and cable options?

Wired for Xfinity & Optimum.

25) Income requirements?

Minimum monthly household income of 3× the monthly rent.

26) What schools is the community zoned for?

Deerwood Elementary; Riverwood Middle/Junior High; Kingwood High School.

27) Nearby grocery & shopping?

H-E-B.

28) Nearby hospital?

Memorial Hermann — approximately 6.7 miles away.

29) Is the community gated?

Yes.

30) Is the community near a bus route?

Closest stop: Kingwood Park & Ride (~1.8 miles).
